Our Value
Our primary objective was to create an architecturally impressive space that is highly efficient, safe, and technologically advanced. To achieve this, we focused on developing strategic and operational frameworks essential for the district's success. We employed GJC’s Model to understand and manage operational costs effectively, resulting in a leaner strategy and a more robust service ramp-up. This approach significantly reduced the developer's exposure to operational costs over the 8-year development plan. By realigning the client's common area ownership strategy, phasing strategy, and governance strategy, we managed to reduce Master Community Charges by 70%.
GJC conducted an extensive review of the operational and masterplan design to ensure efficiency and feasibility. Additionally, we developed and reviewed the governance strategy and legal documentation to ensure they were aligned with the project's goals and legal requirements. We formulated a strategy for adopting operational practices that were efficient and in line with the project's overarching objectives. Our efforts also included creating a comprehensive facilities management strategy and developing a model to effectively manage and apportion costs within the master community. Furthermore, we managed the development of procurement and contract documents for facilities management, ensuring all services were procured efficiently and met project requirements.
