Our Value
GJC provided detailed modeling for Phases 1 and 2 of the gated residential communities, as well as for Phases 3 and 4 of the residential apartment developments. The team conducted a comprehensive design and operational cost analysis of the crystal lagoon and optimized the residential precinct design to reduce security requirements and associated costs. Through a thorough review of operational strategies, building typologies, and cost apportionment approaches, GJC’s modeling efforts successfully reduced the initial developer’s exposure to operational costs by approximately US$700 million. The model was further leveraged to incorporate significant design changes in the upcoming phases of the development, ensuring continued cost efficiency and design refinement.
